Home Insurance: Get Quotes Early, Before Closing Becomes a Scramble
A home can fit your budget and still raise insurance questions. I want those questions on the table while there is time to work through them—not during the final rush to close.
In May 2026, the Idaho Department of Insurance reported that some insurers had paused or stopped writing new business in higher-risk areas as wildfire exposure affected the market. Availability depends on the property and carrier; this does not mean every Boise home is difficult to insure.
At the start of your contract
Contact an insurance agent promptly with the address, proposed closing date, intended occupancy and any available roof, systems or claims information. Ask what else the carrier needs. Put your insurance review on the same calendar as inspection, financing and other contract deadlines.
- Get written quotes. Compare more than the annual premium: dwelling coverage, replacement-cost terms, deductibles, exclusions and conditions for issuing the policy.
- Share the quote with your lender. Ask whether the coverage meets its requirements and how the premium affects your payment, escrow and cash to close.
- Ask what remains unresolved. Does the carrier need an inspection, repairs, roof documentation or underwriting approval? A preliminary quote is not proof that coverage is in force.
The CFPB’s insurance shopping guide recommends comparing written quotes and reviewing coverage with your loan officer. Lenders typically require homeowners insurance, and standard policies generally do not cover flooding.
Before you rely on a low premium
Ask the agent to explain any percentage deductible in dollars for this home. Check roof-loss settlement terms and whether your proposed use—primary home, rental, vacancy, short-term rental or a property with outbuildings—changes the coverage. For acreage or horse properties, discuss the actual animals, structures and activities rather than assuming a standard policy covers them.
If a carrier declines
Tell me and your lender promptly. Ask the agent why, what other carriers may be available and whether the issue can be resolved. We can review the options against your agreement and deadlines. Neither a cancellation right nor an extension is automatic.
Before closing, obtain confirmation of the effective date and the documentation your lender requires. Keep premiums and deductibles in your ownership budget, and revisit coverage if the property’s use changes.
Let’s talk through the details
Looking out for your interests includes paying attention to the details that can affect financing, timing and the cost of owning the home.
