Beyond the headline
Read the market with better questions and a clearer sense of what matters.

Start with the question you need answered
‘How is the market?’ is a starting point. ‘What is happening with homes like this, in this location and price range?’ is more useful. A buyer comparing existing homes and a seller competing with new construction may need different evidence even in the same month.
First check the label
Write down the source, reporting month, geography and property category. Boise Regional REALTORS’ September 2026 report was published in October. Its report hub separates county reports and explains its release process. Do not treat a county headline as a valuation for one house, and do not compare figures from mismatched periods as though they describe the same market.
The less obvious point: the mix can change
A median is the middle sale in a group. If a different mix of homes sells, that middle can move even when no individual home changes value by the headline percentage. Before reading appreciation into the number, ask how the mix of new and existing homes, locations and price ranges changed. This is an interpretation check, not a claim about the direction of the current market.
Look at competition and terms together
Ask for recent comparable closed sales, current alternatives and relevant pending activity. Separate asking prices from completed transactions. Where reliable information is available, consider concessions and other terms rather than treating every recorded price as an identical deal. A price reduction alone does not establish that a property is a bargain.
Build a one-page evidence card
Record: target area; property type; price band; date reviewed; number of relevant examples; differences from the subject home; visible competition; and unanswered questions. Add a line for evidence quality. A small or unusual sample may call for a wider time period or careful adjustments, not a stronger headline.
Use the result for one decision
Buyers: identify the alternatives you would actually consider and the monthly cost you can carry. Sellers: compare your home’s condition and terms with the choices buyers have now. In either case, write down what evidence would change your decision. Avoid trying to predict a perfect market turning point from one monthly report.
